Engagement & Process

Every project starts with an initial inquiry via our Hire an Architect portal. We schedule a 45-minute discovery consultation (remote or in our San Antonio office) to discuss your brief, site parameters, structural goals, and budget. From there, we formulate a detailed fee proposal.
The design and documentation phase generally takes between 4 to 8 months depending on complexity. Conceptual Synthesis and Schematic Design take 8 to 12 weeks, followed by Tectonic Resolution (construction documents, engineering audits) taking an additional 10 to 14 weeks. Permits and contractor bids occur thereafter.

Budgets & Fees

We calculate design fees as a percentage of the overall construction cost (typically 10% to 15% depending on project scale and specifications), or as a fixed lump-sum structure mapped to design milestones. We provide clear, transparent billing timelines showing payments at each project phase.
Yes. Designing within physical limits requires managing material scopes and volumetric choices. During the conceptual synthesis phase, we establish a target budget window and cross-reference material choices (such as limestone facade volumes, custom glass spans) to keep structural design goals aligned with economic realities.

Permitting & Building Code

Yes. We compile and manage the entire permit submission process. We coordinate with the City of San Antonio Development Services Department (and surrounding municipalities like Alamo Heights, Olmos Park, or Bexar County) to guarantee that all setbacks, zoning requirements, tree preservation guidelines, and historic district specifications are met.
Yes. We have deep experience navigating San Antonio's historic design guidelines (under the Office of Historic Preservation). We balance historical material retention requirements with modern energy-efficiency standards, blending contemporary interiors within preserved historic structures.
